Brush Creek Villas

Brush Creek Villas, located in the western part of Rincon Valley, is one of my favorite townhouse complexes.  It was built in the 1970’s which means the landscape is mature and beautiful.  It is tucked against the Monticeto Hills, and boasts tall redwoods, oaks, along with olive and maples.

 

Development:

The development consists of approx. 100 units.  The style is Southwest or Early Californian, with stucco walls, tile roofs and heavy wood trim.  Generally speaking, the homes are grouped so that 4 – 6 homes share a circular driveway.  The homes share a common wall attached at the garage.  

Not only is the Brush Creek Villas a wonderfully landscaped development but there is a community pool, tennis courts, club house, and bocce ball courts. 

Generally speaking the homes share the following amenities:

  • 2 patios
  • Fireplace
  • Electric kitchen
  • 2 car garage

Association:

There is a homeowners association called Brush Creek Villas Association.

The association is currently managed by Focus Real Estate 

The association monthly dues are $190 and include:

  • Water/sewer
  • Ground Maintenance
  • HOA Management

 

Sales:

In 2016 nine homes sold 

  • Average sales price= $465,000
  • Average sq ft = 1258 sq ft

Neighborhood:

The Brush Creek Villas is centrally located in Santa Rosa, close to Hwy 12 with easy access to US 101.  World class wineries are a 15 minute drive away.  State and local parks are within walking and bicycling distance.  Two major area hospitals, Kaiser and Memorial Hosp., are 10 minutes away.

HOA Payment Assistance Program

The California Association of Realtors has established a grant which allows qualified first time home buyers the opportunity to have up to 6 months of their HOA dues paid for through the grant.  The grant is on a first come, first served basis, and the program will end when the funds have been exhausted.

Streamside

Luxury Townhomes in Rincon Valley

Streamside is a luxury planned unit development on the western edge of Rincon Valley near Hwy 12. It consists of approx. 50 “duet” units.  Most homes share a garage wall but are otherwise detached from the neighboring home.

Streamside is unusual in that it is the only development in Rincon Valley (that I can think of) where the front of the homes need to be accessed by foot.  There is no street that runs through part of the development, rather there is a greenway of grass and mature trees.  Guests need to park on adjacent streets and walk to the front door through a park like setting.  Owners can drive behind the their individual units to access their attached garage.  It is unusual, but I like the look and idea of it. As of the writing of this article, there is no record that a home has sold in this development since 2012.  In 2012 only 4 homes sold in the $250,000 range.  3 of those were distressed sales.

Rincon Valley Townhouse Development: Schoolhouse Creek

Schoolhouse CreekRincon Valley has a number of condominium and townhouse developments that are popular with homeowners. One of my favorite’s is a community called Schoolhouse Creek near the Saint Francis Shopping Center.

Schoolhouse Creek is a planned unit development located at the south end of Calistoga Road on the south side of Hwy 12. The three streets that make up the development are Firestone Pl, Firestone Wy, and Firestone Ct.  It was built in 1981 around a designated historic site where a one room schoolhouse once stood.

There are 37 single family attached homes all approx. 1500 +/- sq ft. Although there are a few variations, generally there are two floor plans. An open floor plan where the kitchen opens to a great room/dining area, and a second floor plan where the kitchen, dining and living rooms are all separate rooms. All homes are 2 stories with 3 bedrooms located on the 2nd level.  The homes are built in a shaker style.

The homes all share the following characteristic:

  • 2 car garage
  • Patio or balcony
  • Washer and dryer hook ups
  • Fireplace
  • 3 bedrooms on upper floor
  • Master bedroom with full bath
  • Composition roof

Schoolhouse Creek is managed by Focus Real Estate and is governed by CC&Rs and rules and regulations. The homeowner’s association is called Saint Francis Woods HOA. Currently the monthly dues are $270, which pays for painting of the units and maintenance of the common area.

Homes rarely go on the market here, but a survey of the MLS shows the last home that sold was in April 2014, for $339,000.  In 2006, before the housing collapse, homes sold in the $400,000’s

Schoolhouse Creek is located in a beautifully landscaped area that borders Santa Rosa Creek. There is a tennis court and large pool available for all homeowners. The Saint Francis Shopping Center is a short walk away. World-class wineries, state, and county parks are all within a few miles.

Buckthorn Court in Rincon Valley

Buckthorn Court

Buckthorn Court is a quaint little development located in the heart of Rincon Valley.  It is located on a quiet street off the Sonoma Highway, with easy access to shopping, transportation, schools, parks and the wine country.  The homes are modest sized and the prices are very reasonable.

Buckthorn Court was built in 1984 and consists of 28 attached homes surrounded by beautifully landscaped common area.  Giant Eucalyptus, lawns, flowering bushes, plants and trees make this a nature lovers delight.  The homes are built with shingle exteriors which gives each home a cottage look.  There is no pool, clubhouse, play structures or association management on the property.  Most of the homes are located on Indian Creek Drive, and some on Buckthorn Court.

Each home is 1246 sq ft, 2 bedroom, 2 bath, single story, and all have the same floor plan.  The front doors have a covered entryway, and each home has a spacious patio.  Each home has an unattached garage that is reasonably close to the front door.

The price in the Buckthorn Court development seems very reasonable especially considering how infrequently these homes come on the market.  As of this post, the last sale was in 2013.  That unit sold for $285,000.   A survey of the MLS, shows that only 4 homes have sold there in the last 4 years.

Buckthorn Court is governed by the Buckthorn Court Homeowner’s Association and managed by: Management for HOA’s 707.792.4925.  There are HOA dues, CC&R’s and rules and regulations that govern living there.
