Selling Seasons

Everybody knows that spring is the best time to sell a home.  Now that spring is over, is it safe to assume that  summer is the next favorite time to put your home on the market?

The only thing worse than summer is winter

Believe it or not, summer slows down as people go on vacation, and as the people who bought in the spring move.  Below is a graph from the National Association of Realtors (NAR) showing the seasonal selling trend for 10 years 2001 – 2011.




You can see that the biggest movement begins in February and peaks in late May.  Then there is a slump, followed by a smaller peak in August-September, then the market goes into hibernation November – January.

So here is the order of seller’s preference:

  1. Spring
  2. Fall
  3. Summer
  4. Winter
